Landlord and Tenant Board Representation — Toronto & the GTA
The Landlord and Tenant Board (LTB) resolves residential rental disputes in Ontario under the Residential Tenancies Act. We appear for both landlords and tenants at LTB hearings across the GTA, including the Toronto, Mississauga and Whitby regional offices.
For landlords
The most common landlord applications are:
- L1 — eviction for rent arrears, served on the back of an N4 notice.
- L2 — eviction for cause, including damage, illegal acts, persistent late payment and interference with reasonable enjoyment.
- L4 — eviction for breach of a Board-issued payment order or settlement.
- L5 — Above-Guideline Increase for capital expenditures, security services or extraordinary utility increases.
Every eviction starts with the correct notice in the correct form. We review the notice before it goes out so the file isn't dismissed on a technicality six months later at the hearing.
For tenants
Tenants in Ontario have powerful protections, including:
- The right to void an N4 by paying rent arrears in full before the deadline.
- Protection against bad-faith N12 evictions (landlord's own use) — with significant penalty damages where the unit is re-rented within a year.
- The right to compensation for an N13 (demolition, conversion or major repair).
- The right to bring a T2 application for substantial interference with reasonable enjoyment, illegal entry, harassment or withholding of vital services.
- The right to bring a T6 application for maintenance and repair failures.
Timelines you should know
Ontario's LTB has been working through a significant backlog, and current scheduling from notice to hearing often runs 6 to 9 months. If an order is issued and a tenant has not vacated, enforcement is handled by the Court Enforcement Office (Sheriff), which adds further time. Realistic expectations — on both sides — lead to better strategy.
Mediation at the LTB
Mediation by a Board-appointed mediator is available at most hearings and resolves a high percentage of matters.
